AN ORDINANCE AMENDING CHAPTER 50 OF THE DULUTH CITY CODE 1959, AS AMENDED, ZONING DISTRICT MAP NOS. 19 AND 20, AS CONTAINED IN THE APPENDIX TO CHAPTER 50, TO PROVIDE FOR THE RECLASSIFICATION OF SIX ACRES OF LAND FROM S SUBURBAN TO R-1-b RESIDENTIAL (PAPPAS).

BY PRESIDENT GILBERT:

The city of Duluth does ordain:

Section 1.  That Plate Nos. 19 and 20 of the zoning district map, as contained in the Appendix to Chapter 50 of the Duluth City Code, 1959, is amended to read as follows:

Section 2.  That this ordinance shall take effect and be in force 30 days from and after its passage and publication.



STATEMENT OF PURPOSE: This amendment provides for the rezoning of 6 acres of land located along the East side of Hanford Avenue, 500 to 1000' south of Morris Thomas Road. In 1992 the city council approved ordinance No. 9065, which rezoned from S to R-1-b, lands to the south and west of this property. Ordinance #9065 created this island of S because the property owners choose not to participate in the rezoning process at that time. This rezoning unifies the zoning classifications with the surrounding properties and make the property available for future subdivision and development as single family residential. The property that fronts on Hanford Avenue already has full utility services (installed with the development of Parkwood).
