RESOLUTION DENYING A REZONING PETITION TO RECLASSIFY FROM R-2, TWO-FAMILY RESIDENTIAL DISTRICT, TO R-3, APARTMENT RESIDENTIAL DISTRICT, PROPERTY LOCATED AT THE SOUTHEAST CORNER OF 69TH AVENUE WEST AND SHERBURNE STREET (KOSKI/WKK, INC.).

BY COUNCILOR GILBERT:

WHEREAS, Michael Koski, Jr., WKK, Inc., has submitted to the city council a petition to rezone Block 8 of Hunters Grassy Point Addition, Third Division. This block is located at the southeast corner of 69th Avenue West and Sherburne Street, approximately 125 feet northwest of Grand Avenue in the west Duluth neighborhood; and said petition was duly referred to the city planning commission for a study, report and public hearing and the city planning commission has subsequently reported its recommendation of denial to the city council; and

WHEREAS, the recommendation of denial was made because of the city planning commission's findings that the current zoning provides an important buffer and transition zone between the R-2 areas and the R-3 zone (Reference File No. 04059).

NOW, THEREFORE, BE IT RESOLVED, that the petition to rezone the subject property to from R-2, Two-Family, to R-3, Apartment Residential, zoning is denied based on the following finding(s):
