Public can help shape commercial districts
The public is invited to discuss proposed zoning regulations that will impact future developments in several commercial districts in Duluth. Meetings will address specific commercial districts. As part of the City’s efforts to implement the 2006 Comprehensive Land Use Plan, the City is developing new zoning regulations, which are formally referred to as the Unified Development Chapter (UDC) of the City of Duluth Legislative Code.
The City is proposing the use of form-based districts in certain areas of the city to preserve and enhance the pedestrian scale of several existing commercial areas. Form-based zoning focuses on the form of the building in an effort to preserve and enhance the existing walkable, commercial areas of the city. Form-based districts achieve this by regulating how buildings are sited on lots; how buildings relate to street frontages; and how other factors contribute to a pedestrian friendly environment.
Each public meeting will focus on specific areas of the City:
Thursday, November 12 at 6:00 PM at East High School, (2900 East 4th Street, Room 275)
Focus on East Superior Street in Lakeside/Lester Park and London Road from 12th Ave East to 21st Ave East.
Monday, November 16 at 6:00 PM at Harrison Community Center (3002 West Third Street)
Focus on Grand and Central Avenues in West Duluth and West Superior Street in Lincoln Park.
Tuesday, November 17 at 6:00 PM at City Hall (411 West First St, Fourth Floor, Room 405)
Focus on Downtown, Central Hillside, and Canal Park.
The meetings are a follow-up to the community visioning exercises the City held in June 2009. Planning staff will be on hand to present the results of the image preference surveys and provide an overview of the proposed form-based districts. Form-based zoning is included in Module 2 of the UDC.
